About: In Chester, Delaware and Montgomery Counties, the burden of real estate taxation frequently has a serious and often negative impact on the perceived value of both residential and commercial real estate. The real estate tax load can be one of the initial questions asked by a potential buyer and may be more critical to closing an Agreement of Sale than the underlying purchase price. In this environment of fiscally troubled state, county, and municipal governments and the resulting escalation in real estate taxes, it is critical that all REALTORS® have the ability to explain the components of the aggregate real estate tax load and to advise both buyers an d sellers regarding the potential of obtaining a partial assessment reduction in appropriate situations.
